Financing for a home can be hard and complicated but it doesn’t have to be. In an effort to demystify this sometimes complex topic, we asked some local financial experts to give us what they think is most important for all aspects of home financing

1. What are the most important things prospective buyers need to know before they apply for a mortgage?

When it comes to applying for a mortgage I feel that it is not only how much you qualify for but what Is your budget?  Often the bank will approve a mortgage that is more than the buyer’s budget allows based on their lifestyle and obligation (ie. Daycare, entertainment, etc.). Alternatively, sometimes we need to restructure debt so the buyer can afford the home they want. How can you fit the costs of owning a home into your lifestyle.  I feel doing a complete budget with my clients allows them to understand their lifestyle and how they need to adjust or maintain their goals for success.

2. What is something most people are surprised by?

Most buyers are surprised by the additional costs with owning a home; and buying a home. I go over a complete costs with my clients.  It’s not only the mtg payment but property taxes, home insurance, utilities.  It’s not just your down payment but legal fees, and moving costs. It is important to go over all these costs so my client is not surprised at closing.

3. What sets you apart from the rest of the lenders?

Most often people are surprised by my height. Kidding aside, what sets me aside from other Mortgage Professionals; I have been in the financing markets for 35 years, specializing in Mortgages for the past 15. I take pride in staying up to date with ever changing policies and market conditions. I have helped over 5,000 clients, and I get many compliments on my advice and the level of service I provide.  I love what I do: helping to make home ownership a reality

4. What upcoming promotions or products are being offered to customers?

Our product line offers many solutions to fit my client’s needs. I will always listen and recommend the best product for their financing needs. As a mtg specialist with TD I can also recommend my clients to other departments within TD for investing, day to day banking, and promotions within the organization. At time to time TD has promotional offers to waive set up fees…please contact me for details.

5.What do you get the most questions about when you sit down with people to discuss financing/mortgage/re-financing?

I find it very surprising that most don’t ask enough questions. I make it a part of my interview with my client to discuss all details of obtaining a mortgage. I want them to understand the approval process and the qualifying process. I review income, affordability, credit, down payment requirements and leave my client with a sense of where they are today and how they can get to be where they want to be at. I want them to feel confident with the next steps of the home buying process.

6. How would you prefer that people contact you?

It is very important to me to meet all my clients. As a mobile mortgage specialists I don’t sit behind a desk working 9 – 5 at a TD branch. I work around my clients schedule. I come to them. I can always be reached by email, phone or text.
