The "Stress Test" sounds scary, right? Like a final exam you didn't study for! (lol) But it’s actually a safety net designed by the federal government to make sure you can still afford your home even if interest rates go up later.

As of May 2026, most lenders require you to "qualify" at a rate that is higher than your actual contract rate, typically your rate PLUS 2%. This means if your mortgage rate is 4.5%, the bank checks to see if you can handle 6.5%.

PRO STRATEGY: Don't let this discourage you! Knowing your stress test limit early on helps us target homes that truly fit your budget, ensuring you never feel "house poor." I always recommend getting a solid pre-approval first so we know exactly what our "buying power" looks like in the current market.

The government has actually given first-time buyers some PRETTY AMAZING tools to help build that down payment.

  • The FHSA (First Home Savings Account): This is a game-changer! Your contributions are tax-deductible (yay, tax refund!), and when you take the money out to buy your home, it’s completely tax-free. It’s like the best of both worlds between an RRSP and a TFSA.
  • The RRSP Home Buyers’ Plan (HBP): You can withdraw up to $35,000 from your RRSP tax-free to use toward your home purchase. If you’re buying with a partner, that’s $70,000 combined!
  • Land Transfer Tax Rebate: In Ontario, first-time buyers can get a rebate on a portion of the land transfer tax. Every little bit helps when you're looking at closing costs!

3. The London Secret: Down Payment Assistance

Did you know the City of London has its own program to help you get into a home? The Homeownership Down Payment Assistance Program is designed specifically for renters in London and Middlesex County.

If you qualify, you could receive a forgivable loan of up to 5% of the purchase price (capped at $25,000). To be eligible in 2026, the home price must be $500,000 or less. This is a HUGE boost for those who are ready for the responsibility of a mortgage but are still working on that initial lump sum.
