WHY A HOME INSPECTION IS IMPORTANT
Buying a home is both an exciting and stressful process. For most of us, this is one of the biggest investment decisions you will ever make. Dealing with negotiations, mortgages, potentially selling your own home first, and the piles of paperwork can all be overwhelming. The last thing you need as a home buyer is to be faced with potential problems with your investment.
Every home I’ve inspected has its secrets. My job as a home inspector is to reveal as many of these secrets as possible so that home buyers can make an informed decision about their potential purchase.
A “pre-listing inspection” of your home can help prepare it for sale by identifying defects that can be corrected in advance. A fair number of the deficiencies we discover are relatively straight forward and easy to repair and can even increase the value of your home. This also significantly reduces the chances of any unexpected last minute obstacles to selling your house.
A “pre-purchase home inspection” is vital to understanding the condition of the home you are considering investing in. It also gives you an opportunity as a buyer to renegotiate if significant deficiencies are discovered. During the home inspection, I will familiarize you with how the home operates and what you should do in a plumbing, HVAC or electrical emergency. The inspection report, a comprehensive and detailed report which I provide, outlines the approximate age and expected lifespan of many of the components of the home, which in turn prepares you to budget for future maintenance and repair costs.
Obtaining a home inspection is a vital part of the real estate process for both buyers and sellers. It’s a relatively small investment today which provides both peace of mind and valuable information about this large and important investment.
