1.      What are the most important things prospective buyers need to know before they apply for a mortgage?

You must have minimum 5% down payment such as: savings, investments (RRSP’s), Gift from family,

You must have incoming funds to prove you can pay your mortgage for example: employment, pension, disability income, investment income, or a co-signer

Total monthly payments for the mortgage and other loans and credit cards should not exceed 42% of your monthly income before taxes

2.      What is something most people are surprised by?

Apart from your down payment you must also prove that you have saved 1.5% for closing costs (lawyers’ fees)

3.      What sets you apart from the rest of the lenders?

Being “Mobile” does allow me to be flexible with my working hours, working evenings and weekends if we are in a timely situation getting things done quickly.
